Commonly Asked Questions
How much does an inspection cost?
Pricing depends on the size, age, and type of home. A full home inspection typically starts around $600 or so, and a verbal walk-through consultation runs $350–$400. Sewer scopes are $275 when added to a home inspection, or $325 on their own. Call or text for an exact quote — I’m happy to help!
Can I attend the inspection?
Yes, of course! I actually encourage you to attend so you can ask questions and see how your new home works. My goal is to give you not only a thorough inspection, but also an education about your home’s systems so you can feel confident moving in!
Can a home fail inspection?
The inspection is designed to explain what needs to be repaired on the home. There may be some requirements that the home needs to meet in order for your financial lender to lend you the money for the home. This does not mean that the home has “failed” the inspection and will not be able to be sold.
How long will the inspection take?
It depends on the size, age, and condition of the home, but for a standard-size home, plan on about 2 to 3 hours. Larger or older homes, crawl spaces, and add-ons like a sewer scope can take a bit longer. I’m happy to give you a time estimate for your particular home when you schedule!
What happens if issues are found?
There are potential problems that can come up during inspections. The seller of the home is not automatically required to repair any problems that the inspector finds. As the buyer, you can negotiate for the repairs to be made before you buy the home. If the seller is not willing to do the repairs for you, you will need to make other arrangements or terminate the contract. If you still want to purchase the house but are unable to get the financial lender to approve the loan until the repairs are made, you may have to make the repairs at your own expense.
