MAJOR POINTS OF A HOME INSPECTION:

A home inspection is a thorough examination of a property to identify any potential issues or defects. The major points of a home inspection typically include:
Exterior: The exterior of the property is inspected, including the foundation, walls, windows, doors, roof, gutters, and downspouts. Any visible damage, such as cracks or water damage, is noted.
Interior: The interior of the property is inspected, including walls, ceilings, floors, doors, windows, and stairs. The inspector checks for signs of damage, such as cracks or water damage.
Electrical: The electrical system is inspected, including the electrical panel, outlets, light fixtures, and switches. We check for any electrical hazards, such as exposed wiring or overloaded circuits.
Plumbing: The plumbing system is inspected, including pipes, drains, faucets, toilets, and water heaters. We check for leaks, clogs, and other potential issues.
HVAC: The heating, ventilation, and air conditioning system is inspected, including the furnace, air conditioner, ductwork, and filters. We check for proper operation and potential issues such as leaks or damaged components.
Appliances: We test appliances on an on/off basis only. Some may be tested through their cycles if possible confirm functionality.
Structural: The structure of the property is inspected, including the foundation, walls, and roof where visible only. We check for signs of damage or wear, such as cracks, settling, or water damage.
Safety: We check for any safety hazards, such as missing handrails, trip hazards, or fire hazards.
After all of this, we provide a detailed written report that outlines the findings of the inspection, including any potential issues or defects. The report will also include recommendations for repairs or further inspections.
We will notify you of long term maintenance, needed repairs, comfort and convenience features, additional noteworthy observations, minor points to consider, and lastly, all good points and features of the home you may have not known previously.
