If you have your home on the market currently, you, no doubt, would like the sale to go as smoothly as possible.  When it comes to having the home inspection performed, what are some ways you can be prepared for it, so that the home inspector can be as thorough and efficient as possible?

  • Try to make sure ahead of time that the home inspector is able to access all the areas needed.  For example, make sure there is both clear and easy access to the basement and attic, the water heater, HVAC equipment and all electrical panels.  Also, on the day of the inspection, keep all these areas unlocked as well as outside areas like gates and out buildings etc.
  • One thing that can stop a home inspector doing a thorough and efficient job is pets.  While this may not seem like a big deal to you, the best thing to do on the day of the inspection, is to keep any pets out of the way or in a safe and secure location.
  • What about those small repair jobs that have needed doing for a while?  Try to do these before the inspection.  Areas that might need attention are gutters and downspouts, windows, screens, doors and locks.  Have trees and shrubs that are close to the house trimmed and move items that you may be storing against the home.  This will all contribute to the home inspection going smoothly.
  • Make sure that light bulbs and batteries for carbon monoxide detectors aren’t in need of replacing.  These are very simple things, but they could end up changing the home inspectors report if they are not taken care of.
